These are the areas to watch for buyers who want the Lake Norman lifestyle on a tighter budget, or who need more land and privacy than the core lake towns offer.

A small town just north of Mooresville in Iredell County. Troutman is within the Iredell-Statesville Schools district. Lake Norman State Park is nearby, offering public boat ramps, 30+ miles of trails, and swimming. Troutman has a small-town feel with easy access to Mooresville's amenities.
Statesville
Iredell County
The county seat of Iredell County, approximately 27,000 residents. Statesville sits further from the lake than Mooresville but offers a lower cost of living and a historic downtown. The I-77 corridor connects Statesville to both Mooresville and Charlotte.
Terrell
Catawba County
An unincorporated community in Catawba County, near the northwest corner of Lake Norman. Terrell benefits from Catawba County's low tax rate and offers a quiet, rural lifestyle with lake access via nearby public ramps.

The town of Catawba and the Lake Norman of Catawba CDP sit on the northwest shore. The area has seen growth as buyers discover the tax advantages of Catawba County. Population of the Lake Norman of Catawba CDP was approximately 9,300 in 2023.
Stanley
Lincoln County
A small town in Lincoln County, south of Denver. Stanley offers Lincoln County's tax rates with a small-town community feel. It is not directly on Lake Norman but provides access to the lake via Denver-area roads and ramps.
