The mistake is simple: buyers see "Davidson, NC" on a listing's window card, remember that Davidson is a college town with strong schools, and assume the address is Charlotte-Mecklenburg. Then they tour a house on the Iredell side, fall in love with a lakefront lot, and find out after an offer that the kids will be bused across the county line to a different district.
The county line also quietly changes other things: which county collects your property tax, which county provides social services and vehicle registration, which precinct you vote in, and in some years, which county schedules school holidays. Confirm the county of the parcel, not the county of the town
Pull the parcel record for the exact street address from the Mecklenburg County real estate data (mecklenburg tax data) or Iredell County parcel viewer (iredellcounty.gov). The record also shows the county your tax bill goes to.
Run the address through BOTH official school finders
Charlotte-Mecklenburg's finder at cmsk12.org and Iredell-Statesville's finder at issnc.org. Enter the exact street address and unit, because two lots on the same street can land on different sides of the line.
Call the school's front office and have them say the address out loud
Once you know the district, call the elementary school's front office and ask them to confirm the address is inside their attendance zone. School staff know their boundaries better than any listing data.
Get the district in writing before you offer
Ask your agent to put the confirmed district, county, and school feeder line in the offer contract as a contingency, or at minimum in writing in the negotiation. If the home is on the line and you need the other district, this is the moment to walk.
Check whether ISS is mid-redistricting review
Iredell-Statesville has an active review of district boundaries. If you buy on the Iredell side expecting one feeder chain today, confirm the district's current redistricting notes (ISS redistricting page) before counting on a specific school.
